1. PRELIMINARY LAND PLANNING
Visit the building site and based on approved product and density targets, prepare a sketch plan for the layout of streets, lots, open space parking and buildings for maximum market appeal. Assist with community design objectives, including design guidelines for typical lot layouts, setbacks, garage placement and architectural styling.
2. CONCEPT DESIGN
Provide design drawings for new residential products, based on product descriptions and constraints. This typically includes 1/4" scale floor plans and street elevations. This service can include work for a custom home or addition for a builder's client.
3. CONSTRUCTION DRAWINGS
Provide drawings for permits and construction based on approved concept design drawings. These computer generated drawings typically include foundation plans, floor plans, all elevations, wall bracing diagrams, typical wall sections and notes, and an electrical wiring schematic. Additional drawings may be added if requested.
4. STOCK PLANS - CONSTRUCTION DRAWINGS
Provide pre-prepared construction drawings for estimating and construction. These plans can be issued either "as-is" or with modifications for market specifics.
5. MARKETING GRAPHICS
Provide black and white or color brochure drawings of plans and elevations for sales and marketing purposes. These are typically computer generated drawings produced on 8-1/2" x 11" paper. Larger graphics can also be provided.
6. PLAN PORTFOLIO MANAGEMENT
Maintain CAD files of various product lines for use in single or multifamily communities. Update plans per new code requirements, market conditions or specific home buyer requests. Augment plans with alternate elevations, options or other changes to increase marketability & sales.
